Last year Pinnacle Plus Development LLC purchased a 19,440 square foot site at 1516 2nd Avenue for $32.5 million. Now they are gearing up to present updated plans for the two-tower West Edge project located between Pine and Pike.

Designed by HEWITT, 1516 2nd Avenue’s preferred design remains the “Mama Tower” which features a 484-foot tower (“Mama”) with a 160-foot companion tower (“Baby”). The companion tower creates a “transition between lower heights and smaller scale neighboring scaled structures and the taller 484’ tower.” The north tower will slightly cantilever over the smaller south tower where a 21-foot keyhole void spans from levels 10 to 21.

The placement of the taller tower has also been shifted to the north edge of the site to allow “greater relief from massing of 1521 Condominiums” located across the street, “more opportunity for south facing outdoor amenity areas on site,” and “more relief” from a potential development on the site immediately south.

According to plans, the taller, north tower will feature about 524 residential condominiums—with design plans indicating 4 penthouse units per floor on levels 44 through 46. Both structures will include indoor and outdoor rooftop amenities. There will also be nearly 4,000 square feet of street level retail and six stories of below grade parking with approximately 269 stalls.

There will be a porte-cochere drop-off area in the alley that will connect to the main lobby facing 2nd Avenue. By the porte-cochere will be an entrance to the bike lounge and storage area.

The design review meeting for 1516 2nd Avenue will be held at 5:30 pm on August 20 at Seattle City Hall, 601 5th Avenue, Room L280.
