1516 2nd Avenue Condominium Tower Design Review

Pinnacle Plus Development LLC will have an Early Design Guidance meeting this week for its proposed condominium development in the West Edge/Pike Place Market neighborhood. Located at 1516 2nd Avenue, the project calls for the construction of two linked towers with 475-540 condo units.

Designed by HEWITT, the development’s preferred design is called “Mama Tower,” featuring a 484-foot tower (“Mama”) with a 160-foot companion tower (“Baby”). The taller, north tower will be 46 stories and the smaller, south tower be 17 stories. The companion tower creates a “transition between lower heights and smaller scale neighboring scaled structures and the taller 484’ tower.”

The north tower is slightly cantilevered over the smaller, south tower, with the two linked by exposed columns. There will be a keyhole void between the two towers from floors 8 to 22, spanning 21 feet. The keyhole gesture will continue through the podium to the towers’ residential lobby space.

There will be a porte-cochere drop-off area in the alley that will connect to the towers’ main lobby facing 2nd Avenue. By the porte-cochere will be the entrance to the towers’ bike lounge and storage area. The parking garage will also be accessed via the alley and have five or six levels below grade with 310 parking stalls.

Both towers will feature indoor and outdoor amenity spaces. The taller, north tower will have terraces on the 9th floor and amenity areas on the 45th and 46th floors—including rooftop space. The smaller, south tower will have an amenity area on its 17th floor.

Residents at 1516 2nd Avenue won’t have unobstructed views of Elliott Bay as it is located directly across from 1521 Second, a 39-story condominium tower.

Urban Visions sold the 19,440 square foot site between Pike and Pine to Pinnacle Plus for $32.5 million in which the deal closed in July. Urban Visions had previous plans for a 15-story office building that didn’t fruition. The Early Design Guidance meeting for 1516 2nd Avenue will be held at 7pm on October 16 at Seattle City Hall, 601 5th Avenue, Room L280.

Pinnacle Plus is also planning 113 condominium units at 1170 Republican Street in South Lake Union at the site of the former Row House Cafe, however, permits have yet to be issued.
