45-Story Tower Planned For 1516 Second Avenue

This spring, Pinnacle Plus Development LLC (a joint venture involving Bellevue-based Plus Investment USA) paid $32.5 million for the nearly 20,000 square foot Chromer Building Property at 1516 Second Avenue near Pike Place Market. Earlier this month, their development team submitted plans to the city for a 45-story tower with nearly 500 condominiums.

Located on 2nd Avenue between Pike and Pine, the submitted plans indicate a 45-story condominium tower with 498 residences, nearly 6,000 square feet of ground floor retail, and parking provided below and above grade for 250-330 vehicles. In total, the tower measures at 521,500 square feet. The project architect is HEWITT.

The development team began outreach for the project earlier this summer with the launch of their website. In July, a postcard was mailed to homes near the site sharing that “the project will demonstrate strength, femininity, and careful place-making. At once a destination and a gateway, it will join a family of historic and new buildings which nestle around the city’s heartbeat: Pike Place Market.”

It remains to be seen what type of western views the tower will since the 1521 Second Avenue condominium tower is located across the street.

The Elysian Bar operated at 1516 Second Avenue in the Chromer Building for about four years until it closed on July 31. Amazon previously had offices in the Chromer Building before moving to PacMed Tower on Beacon Hill about 20 years ago.

1516 Second Avenue is the latest tower proposal for the Pike Place Market/West Edge neighborhood. A Canadian company is planning a tower on the site of the Showbox, however, the Seattle City Council recently voted to temporarily expand the Pike Place Market Historical District to include the theater.

A number of other projects are in development in the neighborhood as well. The Emerald, a 266 residence condominium tower (also designed by HEWITT) is currently under construction at the southwest corner 2nd and Stewart. Set to open within the next couple of months are The Charter Seattle hotel on the southeast corner of 2nd and Stewart, Palihotel Seattle at 1st and Pine, and The State Hotel at 2nd and Pike.
