Beacon Crossing - 2505 Beacon Avenue South - Beacon Hill Mixed-Use Residential
A mixed-use residential project in Seattle’s Beacon Hill neighborhood – located at 2505 Beacon Avenue South – received approval from the city’s Design Review Board at a meeting last month. Beacon Crossing, a seven-story 99-unit building was proposed by Seattle-based Beacon Crossing LLC. Located at 2505 Beacon Avenue South, the Lemons Architecture designed building will feature 99 apartment units about ground level retail. Developer Scott McDonald, Beacon Crossing LLC’s governor, purchased the 11,319 square foot site in 2016 for $2.2 million.

According to plans from design meeting, the project is “inspired by the contemporary architectural movement in Mexico and other Latin countries including its use of natural steel materials and vertically articulated facades.” The proposed development’s 99-units will range from 350 to 800 square feet. There will not be any parking available, but there will be a bus stop directly in front of the building. The project includes removing the current retail and warehouse structures. Current residents include Carnita Michoacán and grocer Esperanza de Seattle. The new trapezoidal building will have two retail bays with a combined 5,000 square feet.

Amenities will include two bike rooms, a package room, a second-floor pocket deck and seventh-floor lounge. The roof will also have a dog run, solar array, landscaping, and a large deck with views to the east and west. The total project size is about 65,000 square feet.

The Beacon Crossing team also includes Malsam Tsang, structural engineer; Davido Consulting Group, civil engineer; Karen Kiest Landscape Architect. Schuchart has been selected as the general contractor.
