Emerald Condominium
It has been a while since there has been any discussion of new condominium construction in downtown Seattle. At last, there is news of a new project. The Emerald Condominium Tower is coming!
The Emerald Condominium Pike Place Market Towers address is 1613 Second Avenue in Downtown Seattle. The small slightly irregular-shaped lot is located at the southwest corner of 2nd Avenue and Stewart Street, in the Pike Place Market Downtown Neighborhood – the current site of Caffe D’Arte. The existing two-story MJA Building (built in 1914) will be demolished.
Here’s what we know:
The zoning classification for the site is Downtown Mixed Commercial with mixed height limits of 240-400 feet (DMC 240/290-400)
266 condo units. Availability will range from one to three bedrooms, with no plans for studio units.
Spectacular views! Across the alley to the west facing Elliott Bay, the zoning is currently limited to 125 feet, and as you get closer towards the waterfront, 1st Avenue and Pike Place Public Market the height limit is 85 feet.
63 parking spaces, 5-levels below grade and will be accessed from the alley.
Two levels, 4,726 square feet of retail space. Rumor is that Caffe D’Arte may occupy one of the spaces.
Atop the 400-foot Emerald Condo Tower, the rooftop amenity space and terraces will feature unobscured westerly views to Puget Sound and the Olympics. The tower will also have a smaller deck on the third floor, overlooking Stewart. The third level is where the residential amenities, fitness room, and club room are to be located.
From the 17th floor and up, the tower will cantilever about 15-20 feet over the neighboring 10-story trapezoid-shaped Broadacres Building, located to the south (2nd and Pine Street). Create World bought the site for $17.1 million, which included air rights over the Broadacres Building.
The Emerald Condo Tower development is by Create World and Hewitt Architects.
The project is being designed to LEED silver standard.
