RailSpur Historic Pioneer Square
Urban Villages, along with their partner Manchester Capital Management, is set to renovate three historic buildings in the heart of Seattle’s Pioneer Square neighborhood just steps away from the waterfront, stadiums, and transportation hubs.

The project is called RailSpur, in reference to the old rails that run through the block.

The project is set to incorporate retail, restaurants, office and residential space within three soon to be renovated 100-year-old buildings. The buildings include the Manufacturer’s Building at 419 Occidental Avenue, the Westland Building at 100 South King Street, and the former Schoenfeld Furniture Building at 115 South Jackson Street. All completed at the turn of the 20th century, the buildings will receive seismic retrofits, refurbished interiors, and upgraded mechanical systems. The Manufacturer’s Building was previously home to its tenant of 40 years: F.X. McRory’s.

Urban Villages plan is for shops and restaurants at the base of the buildings, lining the alleyways, creating a more pedestrian-friendly atmosphere, similar to that of Post Alley at Pike Place Market. Due to the historic nature of the buildings and neighborhood, the Pioneer Square Preservation Board must approve plans for RailSpur.

Urban Villages’ team includes Angi Davis, who will oversee the project; SHED Architecture + Design, as the architect; MIG-SvR , civil engineer, landscape and design; Chinn Construction, general contractor. Construction is set to begin later this year and scheduled to be completed in 2019.
