MARKET UPDATE- SALES & RENTALS
The first two weeks of the month were crazy for both sales and rentals!
It seemed like a lot of renters postponed their moves during the holidays and are now filling out applications for February/March move-ins. There is a lot more inventory in the $1800-$3000 per month range as newer apartment buildings start to enter the market offering specials up to 2 months free. SO – it is very important to be price sensitive when listing properties for lease as we are seeing a bit more competition.
As for sales, this month we were delighted to have a 1 bedroom listed at the Cosmopolitan (819 Virginia Street #1407) for less than 24 hours with multiple offers. Not a lot of inventory out there and just proves that if you are priced right, the buyers are waiting.
We continue to work through several transactions that are closing in the next couple of weeks February is set to be a record month!
